Skico nixes Snowmass townhomes application

Aspen Skiing Co. has withdrawn its application to move forward with the Fanny Hill Townhomes, a 10-unit development approved in Base Village.

In December 2010, Skico applied to remove a condition of the approval that blocked construction of the townhomes until certain other buildings in Base Village were completed. Town Council resisted approving the application at the time, and the review has been continued every year since in order to keep it alive.

Appearing before the council on April 21, Don Schuster, Skico vice president of hospitality development, said it was finally time to withdraw the application, particularly since Skico also has canceled plans to build a hotel in Base Village. Schuster had said he hoped to reopen talks regarding the townhomes while the Limelight Hotel was under review.

“If Base Village was moving forward, we might be able to move this project forward at the same time,” Schuster said. “Obviously with our withdrawal of the application and deal with Related in reference to lot 2, (we) didn’t want to put this as another point of trying to go forward with something that it didn’t seem like the community was ready to accept.”

The company also looked at the plans for the townhomes and determined that they were outdated, Schuster said. When Skico submitted the application in 2010, it did not propose any changes to what was approved in 2004.

Those approvals are now 10 years old and “probably not meeting what the market would do,” Schuster said.

“Knock on wood that if Base Village comes back and starts making progress, we will submit a new application, hopefully be a minor (planned-unit development) for the Fanny Hill Townhomes,” Schuster said. Those proposed changes will be “minor modifications to the exterior of those buildings … nothing in reference to mass or scale or anything like that,” Schuster said.

Schuster said if he came to the council with that application now, he wouldn’t feel confident that it would be approved. When the Town Council denied the application in 2011, it was upholding a recommendation by the Snowmass Village Planning Commission.

“I would love to potentially come back to the town, go through the process with the Planning Commission with a recommendation for approval,” Schuster said. “I’d feel much better with that coming back.”

Mayor Bill Boineau opened and closed the public hearing on the continued application without any comments from the council or audience.

Related Colorado also has said it will withdraw its most recent application, which is to extend its development rights in Base Village beyond its November expiration date. Company representatives have said they want to begin a broader discussion with the town about the future of the project, although on April 21, Town Manager Gary Suiter said Related had not yet requested a meeting with the council.
