Tell the whole story
Dear Editor:Your front page article on June 30, “Pitkin County real estate sales slip in May,” does not nearly tell an accurate story about our very strong market.For many years your reporters interviewed me about the statistics on the real estate market here since I have long kept a close eye on the character of our market. It was only after meeting with your reporter Scott Condon several years ago, and explaining to him the way you were reporting sales was not an accurate reflection of the market, that the paper chose to stop asking me for an opinion. The real estate market in Aspen is and has been so unique for such a very long time that giving generalized figures on number of sales and dollar volume in no way reflects what is taking place here. To say that the market has “slipped” is a gross misrepresentation. You are not doing in-depth reporting.The truth is that there are so few good properties for sale in any area of the market (houses, condominium, land) that buyers have few choices and sellers are seeing stronger prices than ever. Comparing sales from one year to the next is also not an accurate way to interpret the market since in some years new developments are offered, consequently, there is more inventory, and in others there is not. Pick any part of the market and ask your favorite real estate agent to show you the properties available. The selection will be very limited until you get to the most expensive homes.Your reporting is as misrepresentative of the marketplace as it would be for me to tell a seller that the average sales price of a two-bedroom condominium is X and therefore that is where they should list their property.Hopefully, in the future your reporting will be more qualitatively accurate than quantitatively misleading.Philip L.
