Sunlight plans ready for review

GLENWOOD SPRINGS Garfield County’s building and planning staff has determined that plans submitted to redevelop Sunlight Mountain Resort are “technically complete.”Developers can now present their plans, which call for 830 residential units near the ski area outside Glenwood Springs, to the Garfield County Planning and Zoning Commission.That board will make a recommendation about the project to the Garfield County commissioners, who will ultimately make the final call about whether to approve the project.Fred Jarman, the county’s building and planning director, said the redevelopment of the ski area will go before the planning commission at 6:30 p.m. on Sept. 24.”It’s great news that the county staff has determined that the land-use application for Sunlight Mountain Resort is now complete,” said Larry Green, a Glenwood Springs attorney who is representing Sunlight Mountain Development, the company behind the resort project. “We believe it presents a plan for a mountain village that will allow Sunlight to evolve and still retain its local flavor and connection to our community.”We are excited for the opportunity to present our plan to the Garfield County Planning and Zoning Commission, the Board of County Commissioners and the public,” Green said.Sunlight Mountain Development, a Destin, Fla.-based company, has a contract with Sunlight’s current owners to purchase the resort. The sale is contingent on winning county approval to redevelop the resort.County building and planning staffers sent out a letter on Tuesday informing the developers that their review of a planned unit development, sketch plan and an proposed amendment to the county’s comprehensive plan for the project “was technically complete,” Jarman said.The letter said that a determination “of the technical completeness by this office shall not be deemed a recommendation of approval, finding of adequacy of the application, or a finding of general compliance with any goal or objective of the Garfield County Subdivision or Zoning regulations.”The county’s decision comes about four months after developers submitted their plans for the area to the county, on March 4. However, county building and planning officials sent a letter to Green in early May outlining several problems with the company’s redevelopment plans.Developers want to build 830 residential units at the area and add additional features to the ski resort. Fifty of the 830 residential units would be offered as employee housing.Completion of the redevelopment that’s proposed could take about 15 years, according to previous statements by developers.
