Renew the Cozy Point lease

This is a letter of absolute support to renew a lease with Monroe Summers’ Cozy Point LLC to continue operations at Cozy Point Ranch. In brief, I have been riding at Cozy Point Ranch since 2002 and have always found the staff knowledgeable and the property well-maintained.



I am anxious that the Red Barn LLC group is misrepresenting their knowledge and abilities to run either the ranching or equestrian operations at the Cozy Point property. Over the past seven years, I have been privy to the operations of the H2J Riding Camp hosted at Cozy Point run by various operators. The riding camp is a very small part of the overall population at Cozy Point Ranch. Since Judy Nelson’s purchase and management of the camp, the quality of the H2J program has dropped significantly – from having too few instructors per the number of students to leaving under-aged juniors to supervise an entire day of campers and horses.

Particularly pertinent to the lease issue is why the Red Barn LLC members didn’t offer any of the promises they are making in the newspaper ad while their business was at Cozy Point Ranch – and why aren’t they offering any of those free lessons, etc. at their current location at Aspen Equestrian Estates? These are empty promises that only a rookie group would make, not understanding the long-term planning and financial commitment required to run a large ranching operation.




The equestrian world is a particular and passionate one. I believe the RFP process was fair, and I hope that the quality of Monroe Summers’ Cozy Point LLC won’t be outshined by the Red Barn LLC’s deep pockets.
