P&Z takes up new Limelight plan
Revised redevelopment plans for the Limelight Lodge, unveiled Tuesday for the Aspen Planning and Zoning Commission, knock a floor off the residential building that is part of the project.The lodge project won conceptual approval from the City Council in August, but council members voiced qualms with the height of a condo building that is part of the redevelopment. Now, as owners of the lodge seek final approval to tear down the collection of buildings at Cooper Avenue and Monarch Street and rebuild, they hope to address concerns about the project’s height.”We really, really have listened to you and we’ve really listened to council, and we think we are responding to what we heard you say,” Dale Paas told the P&Z last night. He is a member of the family that has long run the Limelite. The proposed new lodge will tweak the spelling to Limelight.On Tuesday, the project’s architects outlined the changes to the designs since it won conceptual approval last summer. The P&Z continued its review until Dec. 13, when it intends to accept public comment on the latest plans. Next week’s meeting will convene at 5 p.m. at the Pitkin County Library.The most significant changes to the revised plans are in the free-market residential building, where the sale of condos will finance the construction of a new, mid-priced lodge.The building has been cut from 18 condos to 17, and a partial fourth floor has been eliminated, as has a gable roof element that topped out at 50 feet and caused consternation for the City Council. The height of the building has dropped by up to 10 feet; all of the structure is now within 42 feet except for elevator shafts, architect John Cottle said.In addition, six condos now include a room that can be locked off and rented separately. Although the residences are to be sold, the lodge will manage them as short-term accommodations for owners who want to rent their condos when they’re not using them.The lodge building will contain 125 to 127 lodge rooms, an increase from 110 in the existing buildings.The proposed new lodge’s height will be 42 feet at its main entrance – at Cooper and Monarch on the southeast corner. It will top 45 feet at the northwest corner of the building, as the grade of the site drops off. An elevator shaft on that building will hit 50 feet.In the latest plans, a recessed fourth floor is now set back 11 feet, instead of two feet, from the roof line of the third floor at Hyman Avenue and Monarch. The lodge’s owners hope to gain final approval in time to begin construction of a new project after the lifts shut down in the spring.Janet Urquhart’s e-mail address is email@example.com
