Molly Gibson set for date with council

A proposal to redevelop the Molly Gibson Lodge won 5-1 approval from the Historic Preservation Commission on Wednesday, which sets the application up for Aspen City Council review.

As proposed, the 30-foot-tall, 53-room hotel, located at 101 W. Main St., would be torn down and replaced with a 32-foot-tall, 35,000-square-foot structure containing 64 rooms with an average size of 300 square feet. The application contains three free-market residential components: two 4,000-square-foot houses on Hopkins Avenue and one 1,500-square-foot unit on Main Street. The two houses were originally proposed at 4,500 square feet each, but lodge owners Michael and Aaron Brown shrank the proposal in response to commission concerns in November.

The Hopkins Avenue parcel, made up of two single-family homes with two-car garages and roof decks, calls for 8,000 square feet of floor area, whereas a maximum size of 7,212 square feet is allowed. The houses’ 25-foot height meets the requirement in the underlying Residential-6 zone district.

The Main Street parcel — which includes the three-story lodge and a 640-square-foot affordable-housing unit — is located in the Mixed-Use/Lodge preservation district. Through special review, that district allows for 32 feet in height and 22,500 square feet in cumulative floor area. Plans call for 32 feet in height and 26,959 square feet in cumulative floor area.

There was no public comment during the meeting.

Dissenting voter Patrick Sagal took issue with the flat-roof design of a two-story module in the proposal. He said he would rather see a gabled roof for better transition between the lodge and residential components.
