Interest intensifies for Burlingame Ranch lots

Buyers are apparently champing at the bit for the first of the Burlingame Ranch housing lotteries, but the first sales in the project ” of eight lots ” won’t happen until early next year.
Meanwhile, city officials are planning a groundbreaking at the worker housing site at noon today, though the ground has been broken for months. The pouring of foundations for the first phase of homes at Burlingame is getting under way.
It will be lots, however, that go up for sale first. The Aspen-Pitkin County Housing Authority tentatively plans to conduct lotteries to select the buyers of eight lots in January. Another five lots are tentatively set for an April 2006 lottery. Thirteen lots in all are part of phase one of the project.
Ed Sadler, assistant city manager and the man overseeing Burlingame’s construction for the city, said he receives inquiries regularly from locals who want to bid on a lot.
“I get e-mails all the time … ‘I’ve already got my lot picked out.’ How can they have their lot picked out? I haven’t staked them out yet,” he said.
The Housing Authority office is also fielding questions about Burlingame, which has been the subject of much debate and two public votes since 2000.

“We have people coming in several times a week, asking,” said Debra Tolleson, administrative assistant at the housing office.
Residents aren’t asking just about the lots, but about Burlingame in general, she said.
Burlingame will provide 95 residences in phase one, including 13 lots on which buyers will build their own homes. Over three phases, a total of 236 units are planned there.
Initially, the city hinted the lot lotteries could take place this fall, but those parcels are currently piled with dirt, Sadler said.
“I’d like to have a flat piece of land that’s graded the way it’s going to look and staked out, so I can say ‘Here’s the lot,'” he said.
The first group of eight lots will include two priced at $119,400; three priced at $122,600 and three priced at $150,000. The remaining five lots will all be priced at $150,000. Buyers must qualify under the Housing Authority’s guidelines.
Lot buyers won’t be permitted to start construction on their property until July 2006, so as not to conflict with construction of the other, townhome-style housing being built at Burlingame, Sadler said. That housing should be finished sometime next summer.
Burlingame Ranch is on the outskirts of Aspen, north of the Maroon Creek Club.
