Green, luxury Aspen-area home to be sold at auction

ASPEN – A McLain Flats-area luxury home with state-of-the-art environmental features will be offered up in a live auction on Jan. 28.
High-end properties are always available for the right price in the Aspen area. What makes this potential sale unique, according to the parties involved in the transaction, is that the house is the first local residential structure certified as “gold” through the Leadership in Energy and Environmental Design (LEED) process, an internationally recognized green building certification system.
Also, by holding an on-site auction, the seller is taking advantage of a currently trendy method for selling pricey property in a tight market.
The home, which has been named “Vision House,” was completed in early 2010 and has had no occupants. It was originally listed for sale at $13.98 million. In the auction, no minimum bid is required, said Laura Brady, vice president of marketing for New York-based Concierge Auctions, which is helping to market the property.
“The process is similar to an auction of fine art,” Brady said. “All bidders will be pre-qualified. The auction will likely take 15 or 20 minutes.”
Brady said the house, located at 101 Byers Court, will be open daily from 1-4 p.m. to interested buyers. It includes nearly 7,000 square feet of living space, all above grade, and sits on 2.3 acres of land in the W/J Subdivision.
“We’re inviting anyone who is interested, or brings someone who is interested, to come and view the home,” she said. Aspen real estate agent Wendy Lucas has actively marketed the property over most of the last year.
“Vision House is not only breathtaking in design, but it’s also arguably the most eco-friendly residence in Aspen,” Lucas said in a prepared statement.
The property includes views of Aspen and Snowmass mountains, Capitol Peak, Mount Daly, the Upper Roaring Fork Valley and hundreds of acres of open pasture.
The house contains six bedrooms with six full bathrooms, as well as theater, game and workout rooms.
The master suite offers expansive mountain views, and has a spa bathroom with a sunken soaking tub.
But it’s the environmental features which seem to be getting the most attention, including an April cover story in GreenBuilder magazine.
Dozens of unseen energy-efficiency building techniques lie behind the walls: spray-in foam insulation, geothermal heating and cooling, flyash concrete mix, below-grade insulation and other eco-friendly specialties. Similarly, the exterior makes use of reclaimed beetle-kill siding, solar hot water panels and more.
“It’s built green, inside and out, from the fixtures to the faucets to the lighting,” said Mike Russo, vice president of project management for Concierge Auctions.
Brady said Concierge Auctions has worked closely with real estate agents through the recent downturn in the economy and housing markets. “Auctions of high-end properties are ideal for sellers who understand that there is no certainty in today’s market,” she said.
