Copper Mountain development plan up for final decision

BRECKENRIDGE, Colo. ” After several years of stop-and-start reviews, Copper Mountain once again will ask for Summit County approval to revamp its base area.

The latest proposal has been whittled down over the years from an earlier plan to add several hundred new units of density to the resort’s master plan.

The public hearings are scheduled for 9:30 a.m. on Friday and 1:30 p.m. on Tuesday at the county courthouse in Breckenridge.

The Tenmile Planning Commission last month recommended approval for the plan to redistribute 420 units of approved, but unbuilt, density at the resort.

Copper officials also want to introduce a new condo/hotel at the core of the base area and eliminate about 42,000 square feet of unbuilt commercial density.

Other elements of the plan include elimination of parking along Copper Road, adding open space, stream and wetlands restoration and funding for employee housing and other community needs generated by an existing real-estate transfer fee.

Gary Rodgers, Copper chief operating officer and general manager, said the new development at Copper will help pay for some long-sought improvements, including better trail connections and a wetlands-restoration project that will help improve water quality in the Ten Mile Creek drainage.

Base-area development and on-mountain improvements go hand-in- hand, Rodgers said.

A few Copper residents expressed reservations about the redevelopment plan during the planning commission hearings, citing visual impacts to existing residents.

Among other things, the county commissioners will scrutinize the resort’s proposed public-benefits package during the hearings.
