Carbondale continues Overlook hearing
CARBONDALE ” Carbondale trustees continue their public hearing Tuesday for the planned Overlook Neighborhood, a proposed mixed development of some 150 houses, a possible 50-room hotel and 40,000 square feet of commercial/retail space north of downtown.
The project is proposed for the nearly 13-acre former Mine Services industrial site flanking the town’s northeast side, overlooking the Carbondale Nature Park.
John Wolff, the lead architect for the developer, C’DALE LLC, opened his presentation at the April 28 Carbondale Board of Trustees meeting.
Tuesday’s hearing, scheduled to begin at 6:40 p.m. at Town Hall, will continue with trustee questions and comments, and be opened up to public comments.
The plan calls for rezoning what’s now an industrial site into a planned unit development (PUD), allowing for a mix of residential and commercial uses. If the town board is in agreement with the basic idea of rezoning the property, the specifics of the development plan will be considered.
“The board should determine whether the rezoning of the property from Industrial to (PUD) … is appropriate and in the community interest,” reads a staff report for the meeting. “This decision is separate from the specifics of the proposed development plan.”
The town’s Planning and Zoning Commission voted 5-1 in March to recommend approval of the project.
Also on Tuesday’s agenda is a continued public hearing for a new retail liquor license for Pop’s Liquors. The store, proposed for the former location of the Carbondale Vineyard Co. in the Cowen Center, would be the town’s fifth liquor outlet. Owners of the four other liquor stores in Carbondale have objected to the new license.
