Boomerang Lodge back before City Council
Aspen City Council will hear public comments on the Boomerang Lodge redevelopment tonight. Owners of the lodge are proposing to expand the hotel from 34 to 52 rooms. The new development would also include six free-market residential units and two affordable housing units.The Planning and Zoning Commission has recommended that City Council approve the project. Community Development Department staffers, who are behind the design in principle, have recommended that the council consider asking for a reduction in height from four to three floors in some portions, and consider ways to retain historic elements of the lodge’s east wing.The council will also hear the first reading of a proposal to amend the Burlingame Ranch planned unit development. Applicants are asking to increase height restrictions and floor area ratios, and to reduce setback requirements. Some lot owners are concerned that they would have to alter standard modular home designs to meet the height requirements, which would drive up the cost of homes in an affordable housing subdivision.Several homeowners are asking for transferable development rights for their homes, which are designated historic sites, on East Bleeker and West Hallam streets. Several years ago, the city implemented the historical transferable development rights program, but to date, only one other application has come before the council.
