Lazy Glen homeowners can raise roofs

BASALT — Homeowners at Lazy Glen will now be able to add a second story to their homes and convert their carports into garages if their lots are big enough.

The Pitkin County Commissioners on Wednesday approved an amendment to the plan for the subdivision, which is located along Colorado Highway 82 between Basalt and the Snowmass Creek traffic light.

The plan, which has been in the works since last year, now must be approved by a vote of homeowners before it goes into effect. Some homeowners have cited concerns about losing their views of the Roaring Fork River, having the sunlight cut off from their windows or the expensive possibility of having to relocate overhead power lines — which block the expansion of some homes — as reasons for rejecting the whole idea.

There are 100 homes in the subdivision, a former mobile home park that now contains a mix of modular and stick-built homes.

In a trade off for the right to expand their homes, the homeowners’ association agreed to build a 60,000-gallon water tank, with a new water delivery system and fire hydrants, which was requested by the Basalt & Rural Fire Protection District.

Because the water tank will cost $500,000 or so to build, the homeowners have three years to get it in place and functional.
